The product

It knows what every zone should be doing

Your controller knows what it commanded. It has no idea what happened in the field. Droughtless keeps a working map of your property — soil, slopes, pipes, every valve — and compares expected vs. actual on every run. The gap between the two is where stuck valves, breaks, and dead lines hide.

How it works

Expected vs. actual, on every run

01 / EXPECT

The map

Droughtless keeps a working map of your property: each zone’s soil, sun, and slope, the pipe runs, every valve and head. From that it knows what each zone should do on every run — how much flow, at what pressure, for how long, and how wet the ground should be afterward.

  • Built from satellite imagery, corrected by you
  • Knows what your pipes can actually deliver
  • Every zone gets its own soil, sun, and slope
02 / MEASURE

The sensors

Wireless soil probes with multi-year batteries report moisture from anywhere on the property; rain, flow, and valve current feed in at the controller. Bad readings get rejected before they touch a decision.

  • Years on one battery, no wires to trench
  • Every reading cross-checked against its neighbors
  • A failing sensor can’t fool the system
03 / CATCH

The gap

Every run is checked against what should have happened. A zone drawing the wrong current, flow that doesn’t match the heads, ground that didn’t get wetter after a cycle — that’s a stuck valve, a break, or a dead line, caught the day it starts instead of on the bill.

  • Stuck valves and leaks shut themselves off
  • Breaks show up in hours, not months
  • A handful of alerts a season — each one real
04 / WATER

The schedule

The same map builds each zone’s run times from your soil, your watering days, and the forecast. When rain comes, it stays off — and stays off long enough. It corrects itself against what the sensors measure, so it gets sharper with every cycle.

  • Never waters outside your restriction hours
  • Rain handled automatically — no manual delays
  • Plain-English explanation for every run

The map

Your property, mapped down to the sprinkler head

We build a working map of your property from satellite imagery, before anyone visits the site: terrain, buildings, vegetation, pipes, and every valve. Then you correct it — that zone’s drip, not spray — because nobody knows your site better than you.

  • Drawn from satellite. Zones, slopes, soil types, and per-zone sun and shade — including the shadows your buildings cast, hour by hour.
  • Your pipes, on a map. Pressure and flow accounted for through the actual network — with real manufacturer equipment curves.
  • The as-builts you never got. For many properties this is the first accurate record of what’s in the ground — and it’s yours to keep.

The forecast

See every zone’s moisture — seven days ahead

Live readings show where each zone stands; the map projects where it’s heading. You see the dry corner coming days out, and water lands before stress shows — never after.

  • Honest about uncertainty. The shaded band is the range the weather could take; the plan is the one that holds up across all of it.
  • Explainable runs. See exactly why each zone ran. No mystery cycles.
  • Allocation aware. Stays inside district limits and restriction hours.

Live monitoring

A wet check without the truck

The same 3D map that captured your system shows it running. Every head, every valve, every zone’s live root-zone moisture, shown on the property itself rather than in a spreadsheet.

  • Moisture on the map. Each zone wears its current soil moisture. Spot the dry corner before it browns.
  • Scrub through time. Replay the past week of decisions, irrigations, and weather, minute by minute.
  • Made for portfolios. Spatial at a glance beats zone-by-zone tables when you manage dozens of sites.

AI operations

Alerts arrive already investigated

You’ve seen what a hundred alerts a week does to a crew: nobody reads any of them. Droughtless sends a handful a season — and an AI agent digs into each one before it pings you. You can ask it anything, anytime.

Triage

Every alert, investigated first

A 6 AM moisture spike arrives as “likely lateral weep between heads 7-2 and 7-3 — stuck valve ruled out by current signature”: root causes, ranked by confidence, before you even open it.

Ask

Plain-English answers

“Why did Zone 3 run twice yesterday?” “How much have we saved this month?” Ask the dashboard; it answers from your live data, with the numbers to back it up.

Patrols

Agents on a schedule

Stand up named agents that run nightly or weekly: budget watchers, compliance checks, plant-stress patrols. Wake up to structured findings in your feed.

Three ways in

Start without ripping anything out

The intelligence is software, and it starts by just watching — through the controller you already own, or wireless root-zone sensors where there’s nothing to connect to. From there: run it through your controller, hand the schedules to your contractor, or put our hardware on the wall. Same brain, same proof. You choose how deep to go, and when.

No new hardware

The Bridge

On Hunter Hydrawise? Droughtless drives your existing controller directly: the model decides, your hardware executes. No rewiring, no truck roll, no downtime. More brands on the way.

Advisory

Droughtless generates each season’s schedules and the savings case; your irrigation contractor keys them into whatever is on the wall today. Works with any brand from day one.

The Droughtless One

Our controller takes over conventional, expansion, and two-wire systems outright, adding wireless soil sensing and hardware-level safety that no software path can match.

Our hardware · deepest savings

The hardware · the Droughtless One

One controller, every wire on your property

The Droughtless One pairs a computer that thinks with a dedicated safety chip that guards. A technician mounts it, walks through a guided touchscreen setup, and the whole stack comes online. No laptop, no configuration files.

  • Scales with your site. 8 zones direct, 128 via expansion cards, 254 field decoders over the two-wire pair you’ve already trenched.
  • Safety lives in silicon. Per-zone run-time limits, a watchdog, and overcurrent shutoff are enforced on a separate chip. Valves close even if the main computer goes down.
  • Self-monitoring. Stuck valves and broken wires show up as current signatures the moment they happen, not on next month’s water bill.
  • Speaks to your building. A BACnet/IP gateway feeds zone moisture, ET, and valve state straight into your building management system.

The paper trail

Savings you can defend. Filings that handle themselves.

Every claim is measured, not estimated: your old schedule is run under the same weather, and the difference is the number. Water-budget filings and ESG documentation generate from live data on a schedule, without you.

  • MWELO, GRESB, LEED, Audubon, WUEdata templates out of the box, including the filings that are mandatory and recurring.
  • Audit-ready savings. Side by side against your previous schedule, gallon by gallon.
  • Stress-checked. Savings only count if plant stress stays at or below your old schedule. Cutting water by letting plants suffer doesn’t count.
  • Board-ready summaries. KPIs and narrative, generated from live data and delivered monthly.

Who it’s for

For properties where water is a line item, not an afterthought

HOAs & Communities

  • When the board asks about the water bill, the answer is one report away
  • Water-budget compliance tracked, filings generated on schedule
  • A valve stuck open at 2 AM shuts itself off, not next month’s bill
  • Every parcel and median on one dashboard

Commercial Campuses

  • GRESB and LEED season without the quarterly data chase
  • Sustainability numbers you can defend, not estimate
  • Feeds your BMS over BACnet/IP like any other building system
  • Mixed plantings (turf, shrubs, trees) handled per zone

Parks & Recreation

  • Restriction hours enforced automatically; no violation letters, no headlines
  • Tournament fields and pocket parks scheduled to their own needs
  • Usage records ready when the council or the district asks

Golf Courses

  • Stress alerts before members can see browning
  • Greens, fairways, and roughs each get their own schedules
  • Rides the two-wire runs you’ve already trenched
  • Water-use answers ready when the district comes asking
